Here’s a rundown of Vietnam’s current data centre landscape

A major project is slated to be operational by Q1 2026.

In a recent report, JLL noted that Vietnam is well placed for substantial growth in the data centre space with a young tech savvy population engaged in social media, online streaming, e-commerce and online gaming. 

“The market is expected to significantly rise over the next decade due to increased adoption of big data solutions, the IoT, and cloud technologies. This growth will drive the demand for a wider range and scale of data centres as well as a wider variety of services,” the report said.

Vietnam's data centre market is still dominated by local telecommunication players. Notable names include VNPT, Viettel IDC, FPT Telecom, CMC Telecom, HTC Telecom International (ECODC), and QTSC Telecom. These players act as owner operators in the local market, both fulfilling their own internal requirements as a telecommunications service provider and a 3rd party data centre services provider. 

Furthermore, we are seeing international developers and operators start to enter the data space. One of the most notable data centre projects with the involvement of real estate developers is Gaw Capital’s project in Saigon Hi-Tech Park (SHTP), HCMC. The Gaw project is scheduled to be operational in Q1 2026 offering a facility with 20MW capacity be other notable names to enter the field include a 30MW project (18,000 sqm floor area) by Singapore-based Worldwide DC Solution, and a USD 70 million data centre project developed through a partnership between Japanese telecom giant NTT and Vietnam’s DQ Tek.  

At present, cloud providers have not established proprietary data centres in Vietnam. However, JLL’s view is that cloud providers will inevitably expand into Vietnam as part of their broader Southeast Asia expansions. 

If we look at other SEA countries as a proxy for future growth of the Vietnam market, we can see that Vietnam is primed for significant and sustained growth in capacity, noting the favourable macroeconomic, demographic factors at play. All these markets have followed similar paths of legislating that a substantial proportion of data is required to be stored and managed onshore. Furthermore, with the continued moratorium of new data centre development in Singapore, operators have started to look to bring operations into local host countries.
